Commercial Roofing
A retail storefront with a flat roof and a rear service door tells its story in the ceiling above the back hallway. Elsa's development corporation talks about retail, entertainment and ranching-community customers, and a flat roof over a shop or an entertainment space tends to get attention only when a stain appears. By then the leak has often been feeding on the insulation for some time, and the repair has to follow it. We begin at the stain or the soft spot, trace the water backward to the membrane, edge or wall flashing, and record every suspect detail with a photograph before any repair boundary is drawn.
A repeated leak at the same ceiling spot usually means the patch treated the symptom. Mastic smeared over a split seam holds a season, then lifts as heat cycles the membrane; a bead of sealant on a cracked pipe boot does the same. When we find stacked patches, we pull back to sound material and look at the source: a failed lap, a missing termination bar, a drain bowl that does not seat tightly against the membrane.
Photographs mark every patch we find and every layer we open, so the owner sees the history written on the roof. If the surrounding membrane is still flexible and bonded, a proper repair with compatible material and correct flashing resolves the leak. If it has hardened and shrunk, the better path may be a commercial roof repair on the worst areas now with a restoration or replacement planned for the near term.
Forecasters name May through October as the Valley's heat-safety months, and sustained roof-surface heat makes membrane, seam, flashing and coating condition the logical things to inspect. In a retail setting those details matter because a single failed boot over a display or a stockroom becomes a cost beyond the roof itself.
Bright reflective surfaces slow the heat load on a storefront roof, and a cool roof installation can lower the surface temperature that works on the seams and the sealants. It is not a cure for a deteriorated roof. A reflective coat over wet insulation or open laps hides the problem and invites a larger one, so the sequence is always inspection first, repair second and coating last. When the substrate passes, a coating adds a weather-resistant skin and slows UV breakdown on the surface.
On a smaller building we can cover the roof in a short visit, but the order still matters. Perimeter first, since the edge metal and parapet cap carry wind and water load. Then the field, scanning for ponding rings, blisters and seams that have lifted. Then every penetration and rooftop unit, because most leaks start where the membrane is interrupted by something else.
We probe suspect spots by hand, read moisture where the surface raises a question and photograph each finding in place. When the building is older or the roof has an unknown history, a moisture survey clarifies whether a localized leak is the full picture. The written record lists each defect, its probable consequence and the work needed, so the owner can decide what to fix now and what to schedule. Items that threaten the interior are separated from items that only shorten the roof's life, so the budget goes where the water is actually getting in.
Tropical readiness covers June through October, with flood preparedness all year. Hanna's July 2020 visit left wind and street flooding in nearby Edinburg, which shows how quickly a tropical system can test any covering in the area. A flat roof cannot afford slow drains in that kind of rain.
We check that every drain is open, that scuppers are not blocked by debris or buried by an added coating, and that interior leaders drop cleanly. Standing water that remains a day after a storm points to low spots or to a drain set above the roof plane. Correcting it can be as simple as adding a sump or a tapered cricket, or as involved as adding drains. A roof drain and scupper repair is often the first step toward a roof that sheds water reliably.
Repair is the right answer when the damage is local and the surrounding materials are dry and sound. Restoration fits a roof with surface wear but a healthy assembly beneath it. Replacement belongs on a roof where the insulation is wet in broad areas, the seams are failing across the field or the deck is compromised. We show the owner where the roof fits, using moisture readings and photographs, rather than recommending a number of years.
A coating and restoration scope needs a sound, clean and dry surface, and an adhesion test patch confirms it. For a roof that has outlived repair, a commercial roof replacement allows the insulation, the drainage and the edge details to be rebuilt as one system, which tends to settle the leak history for good.
Either way the work is priced from the findings. Access to the roof, the thickness of insulation to be replaced, the number of penetrations to be re-flashed and the need to protect the interior all show up as separate lines the owner can compare.
Retail and entertainment tenants depend on foot traffic, so the work is arranged around opening hours, deliveries and customer entrances. We stage material away from doors, section the roof so that each opened area is dried in before the crew leaves and tell staff where the work zone sits. Noisy tasks such as tear-off are timed for periods when the business can absorb them.
The MPO transportation plan lists a citywide bike and pedestrian trail planning study for Elsa. If a project like that ever reaches a property's frontage, it bears on staging and fall protection at street-facing edges more than on the roof itself. Neighboring roofs in Edcouch, whose buildings are scoped on their own findings, or Mercedes follow their own conditions, and the roof condition report keeps notes on each one.
It pays off when the substrate is dry and bonded, because the coating lowers surface heat and protects the membrane from UV. It is the wrong choice over wet insulation or open seams.
We trace from the interior mark to the nearest seam, penetration and drain, then test the suspect details with a controlled water flow if rain is not forecast. The photo record shows what passed and what failed.
Patch layers collect dirt, hold moisture and hide the original failure. Eventually the membrane around them breaks down, and the repair area grows larger than it needed to be.
Typically noise on certain days and a work zone at one side of the building. Entrances stay clear, interior protection goes up where needed and the roof is sealed at the end of each shift.
Emergency response runs around the clock, holidays included. We secure the opening, document it and plan the permanent repair from the photographs and readings we take.
